When considering a building site, there can be unexpected, and often hidden, problems.
 

In fact, there are many factors that can considerably increase the costs of a proposed building site.  Rempel Builders ensures that the desired site not only meets all your requirements but will also meet the city/town's requirements. We strive to make sure it isn't going to come with any unwelcome and costly surprises. During this process we can provide a budget and schedule, updating it through the design process.

Through our 40 years of building experience, Rempel Builders has encountered and overcome almost every possible challenge on a project. We use this knowledge to help our clients make informed decisions about their next building site.

Why Site Analysis is Important

Size

The site must be large enough to accommodate your building while accounting for future growth.

Survey

Addressing such issues as property lines, corner pins, easements and right-of-way, structures on site and a legal description.

Fees

Find out what the development fees are, such as lot levies and other “soft” costs.

Location

What are the impacts of your site with respect to local amenities, proximity to transportation networks, work force?

Geology & Drainage 

Compaction and suitability of soil for building and paving, presence of rock, possible bearing depth of the foundation.

Transportation

Investigate the availability of transportation statistics, road setbacks, access concerns, etc.

Zoning

Confirm that your site is zoned properly for your purposes.

Site Plan Approval

Build to your vision, but make sure that your facility will be one that the City/Town will approve.

Conservation

Are there regional conservation, archaeological or historical restrictions to the site?

Servicing

Check with municipal authorities to make sure you have access to water, sanitary, electricity, gas and telephone (fibre optics).

Environmental

Are there environmental concerns present on the site? Who has to pay for the clean-up?

Topography

Determine if the site is indeed as level as it looks.

Design Build

Design Build

We take your vision, design it, and take it to completion. After learning about your vision
and objectives, we introduce you to our design team and start bringing your vision to
life.

 

Once the preliminary design is done, we take it to the city/town for approval. We take
time in the preliminary stages to ensure the approval stages are smooth and efficient.
During that time, we will provide budgeting and tendering services. We manage the
construction process from start to finish.

We take a lot of time to get to know you and understand your vision. We act as your
representative through all the phases of your project.

 

It's best to start this process in the
pre-construction to be involved in the budgeting and scheduling process. This way we can use all our years of expertise and experience to help in the early stages with
budgeting, schedule, and possible cost savings. From there we would work closely with the project team to get your project to completion on time and on budget.

General Contracting

General Contracting

We take on your already designed project and manage it from start to finish. We start by reviewing the project documents and advise if we think any changes should be made to help with budget and scheduling. We send it out for tendering to reliable trades that we have worked with or have a solid reputation.

 

During the duration of the project, Rempel
Builders uses their own accounts for payables and bill you on agreed dates. Our goal is to get your project done on time, on schedule, and with minimal risk to you, Rempel Builders, and our subcontractors. We use Buildertrend management software to make this possible.

Framing & Forming

Framing & Forming

If you already have a general contractor or are managing the job yourself, and you are
looking for a framing crew to build your vision. We have framing crews to help you out.

 

Here at Rempel Builders, our framing crews are led by a red seal carpenter. Our framing
crews can do forming and foundation work, framing, installation of windows and doors, etc. We also do smaller projects like fences, pergolas, and decks.

Rempel Builders has been involved in many Commercial Development Projects, from complete commercial construction in the Okanagan, to all over British Columbia and Alberta, to commercial renovations, and commercial tenant improvements.
